London's 'cheapest flat' sells for £79,000 after just a month on the market

A tiny flat branded the cheapest in London has been sold for £79,000.

The studio apartment in Saragota Road, Clapton, was put on the market in December and attracted numerous offers from interested buyers due to its low price.

The average price for a flat in the highly sought-after area in Hackney is about £400,000.

Estate agents Purplebricks said nine offers were made on the property and the 84 sq ft home was viewed a total of 36 times.

The property was originally put on the market for £75,000 – more than the cost of a family home elsewhere in the UK.

The advert said the home was “the least expensive flat in London” and was suitable for someone wanting to “purchase property in a desirable part of London for the same price as a high-end family car.”

Simon Taylor, from Purplebricks, told the Guardian the number of offers on the tiny property reflected the flat’s “desirability in a busy market.”

He added: “I wasn’t surprised at all by the excitement that the listing generated, particularly given the low cost and its easy access to the City and the West End.”

The self-contained flat, which was available to cash buyers only, features a single bed, kitchenette with mini fridge and microwave and a separate shower room.
