A first for London: 'One Hyde Park of Dubai' apartments for sale at Mayfair exhibition for London's super rich

The new flats are the most expensive in Dubai, costing up to £11.88 million, but prices per square foot are below the prime London equivalent.

Apartments in Dubai's most expensive residential skyscraper will be launched for sale in London in the hope of attracting international super-rich buyers.

The 118 in Downtown Dubai cost £125million to build and, inspired by the capital's uber-luxurious developments such as One Hyde Park, the building's owners will be hoping to attract buyers at a Mayfair exhibition on May 9 and 10.

At 44-storeys (682ft), The 118 is shorter than the Shard (1,016ft) but higher than London's next tallest residential buildings: St George Wharf Tower (594ft) in Nine Elms and One Blackfriars (541ft) in South Bank.

And if prices of up to £11.8million are reached for the penthouse apartments, they would represent new highs for Dubai.

However, prices per square foot are from £665, well below the prime London equivalent of £2,500 to £4,000.

Unusually, the homes are move in ready — dressed by acclaimed design brands Fendi and Roberto Cavalli — rather than for sale off-plan.

There are 28 four- to six-bedroom homes for sale in total, including two duplex penthouses, which are thought to be Dubai's most luxurious homes.

High-speed lifts take residents and visitors from a hotel-style lobby complete with hand blown crystal chandelier to homes on the upper floors.

Each apartment sits on its own floor, with double-height living rooms and sky terraces. Free-standing baths, bespoke joinery and marble flooring are among plush features. There are also three parking bays per apartment.

Amenities include a fitness centre, 30,000sq ft entertainment deck with temperature-controlled swimming pool and a Sky Terrace on the top floor.

Wetherall, the sole agents, believe The 118 will appeal to domestic British, Indian and Asian buyers who have homes in Mayfair, but are looking for a second or third home for leisure and business.

"Providing value on investment, a world-class destination and a low tax environment, The 118 is a logical choice for multi-national residents," says Peter Wetherell, chief executive of Wetherell.

Waiting until the scheme is finished before launching it in London has been a clever move, says Wetherall, "since premium buyers now want ‘turn key’ product."

Homes on the 14th to 44th floors are being released for sale at the launch, which will take place at the Four Seasons Hotel in Park Lane on May 9 and 10 (from 9am until 5pm on both days).

Prices range from £4.55million to £5.3million for a lateral residence, with driver’s or staff quarters.
